General Booking Conditions

1 Booking methods

All housing units can be booked online via website or contacting the booking office. From 19.07 to 06.09.2025 a minimum stay of 7 days is required and the arrival and departure days are on Thursday, Friday, Saturday and Sunday. From 23.05 to 19.07.2025 and from 06.09 to 21.09.2025 short stays and weekends are also bookable with arrival and departure days during all week.

2 Accommodation fee

The accommodation fee is calculated by checking the availability via booking online in the website or by sending an email to the booking office. Further surcharges or reductions may be applied on the basis of type of accommodation, the cancellation policy, the time of booking or the promotions available.

3 Deposit

The requested deposit is specified in the booking application form and varies according to the accommodation amount. The advance payment of the entire or partial accommodation amount may be requested in case of special fee arrangements. Except for the online reservations, € 10.00 are asked as a non-deductible booking cost that will be charged at time of final payment.

4 Deposit payment

The deadline for the deposit payment is listed in the booking application form where the details for the payment are indicated; for online bookings the payment is allowed by credit card only. The reservation will be automatically cancelled in case the deposit is not paid within the deadline or the online booking procedure is not completed.

5 Booking confirmation

The booking shall be valid upon receiving booking confirmation, only.

6 Booking change

Changes to the reserved period are permitted free of charge, subject to availability, up to 14 days prior to the arrival date for stays from 23.05 to 19.07.2025 and from 06.09 to 21.09.2025 and up to 30 days prior to the arrival date for stays from 19.07 to 06.09.2025. In case changes are requested, the Management reserves the right to assign a housing unit number different from the one assigned upon booking. In case of changes to the dates of the booked stay, outside the periods indicated above, a different rate may be applied to the one confirmed at the time of booking. Late arrivals are permitted up to 1.00 pm of the day following the expected date of arrival if communicated in advance. After that time, the booking will no longer be valid.

7 Cancellation policy

The cancellation policy is as follows:
  •  refund of the deposit, except for a penalty of € 30,00, for cancellations received in writing at least 14 days prior the arrival date for stays from 23.05 to 19.07.2025 and from 06.09 to 21.09.2025 and at least 30 days prior the arrival date for stays from 21.07 to 06.09.2025;
  • no refund for cancellations received after the 14th day prior the arrival date for stays from 24.5 to 21.07.2025 and from 06.09 to 21.09.2025, and for cancellations received after the 30th day prior the arrival date for stays from 19.07 to 06.09.2025 or in case of no show.
Different cancellation policies may be applied in case of special fee arrangements or payment terms.

8 Check-in

Guests are invited to fill out the online check-in at least 24 hours prior to arrival by accessing their reserved area. The possibility to complete the online check-in is available starting from the time of confirmation. At the arrival, guests shall apply to the reception with:
  • Valid ID of each member of the group;
  • booking confirmation;
  • plate number of the car entering the village.
At time of registration, each guest will receive a bracelet that grants access to the village and must be worn for the entire duration of the stay. A deposit of €10.00 per bracelet is required, payable in cash only. Housing units will be available starting from 4.00 pm of the date of arrival, however guests who arrived earlier could access to the swimmingpools and the beach starting from 10.00, after filling out the check-in at the reception. Upon first access to the accommodation unit and during their stay, guest is required to promptly report any breakdowns, breakages, malfunctions or shortages to the front desk to ensure prompt action.

9 Balance payment

The balance payment may be paid on the date of arrival, at the chek-in. The final payment of added services, shall be paid a day before departure at the box office during the opening time. Advance payments of the accommodation amounts may be made during the same opening hours. Payments can be made by credit card (Visa or Mastercard), debit card or in cash up to the maximum amount permitted by Italian law. Guests will be charged the entire accommodation amount even in case of late arrival or early departure, counting the entire period of the stay. At the time of payment the customer is also required to pay the tourist tax if due.

10 Check-out

On the day of departure, guests shall leave the village by 09:00 am, then proceed to the Reception to hand in the accommodation’s key and leave the village together with the car.

11 Terms validity

These terms apply to the 2025 season. Any former terms are no longer valid.
